Effective March 17, 2020, authorities have ordered public-health measures to contain the spread of the COVID-19 virus, such as social distancing, and most notably the closure of nearly all shops. These measures have had the effect of prohibiting the use of commercial property or rendering it virtually impossible. The law generally treats an obstruction to the use of rented premises for which the tenant is not liable as a defect entitling the tenant to compensation.
